How to Measure—and Regain—Control of Your Real Estate Year (Mid-Year Check-In)

Bob is a real estate agent with five years in the business. He’s made it past the make-or-break early years and has replaced his former job income. But now, he’s focused on building something lasting—and more profitable.

Last year, Bob closed 8 transactions:

Looking back at last year:

  • ???? 5 of Bob’s 8 deals came from his sphere and past clients
  • ???? 3 came from open houses

✅ Do you know where your business came from last year? What’s working and what isn’t?


???? 5. Adding More Spokes

After completing the Real Estate Treasure Map, Bob realized he needed more than just two lead sources. He committed to building 5–7 reliable spokes in his lead generation wheel. Here’s what he chose to focus on:

  • ???? Staying in consistent contact with his database
  • ???? Systematizing open houses for better follow-up and conversion

To be on track, Bob should have:

  • ✅ 5 active listings
  • ✅ Ideally 2 pendings for the next month
  • ✅ $10,000 average commission per deal
  • ✅ 5 solid lead sources (Spokes)

If he’s behind in any area, it’s time to adjust—now, not in Q4.


✅ 8. Your Turn: How Many Closings Should YOU Have by Now?

Let’s break it down and assess where you stand:

  • ☐ How many closings should you have year-to-date, based on your annual income goal and average commission?
  • ☐ Have you hit that number—or are you ahead or behind?
  • ☐ Do you have the right number of active listings for your Magic Number?
  • ☐ How many pendings do you currently have? Is that on target, ahead, or behind based on your monthly closing goal?
  • ☐ Are you averaging your target commission per sale?
  • ☐ Are you consistently generating business from multiple, predictable spokes?
  • ☐ Who is helping you achieve these goals? Who’s supporting you? Are you working with a trusted, experienced, professional coach?
